Terms of use

The rules for listing, managing, finding and renting property on Bomleys.

Last updated 7 October 2026

Who these terms apply to

These terms apply to everyone who uses Bomleys: landlords and agencies running a workspace, their staff, tenants, and anyone browsing or enquiring on a listing. By creating an account or using the site you agree to them. If you do not agree, do not use Bomleys.

What Bomleys does and does not do

Bomleys provides software for managing rental property and a marketplace where property is advertised to let. We are not a landlord, an estate agent, or a party to any lease made through the platform. A lease is an agreement between the landlord and the tenant.

Bomleys does not collect, hold or pay out rent. Rent is paid by the tenant directly into the landlord’s own paybill, till or bank account. We record and match those payments; we never have custody of them.

Your account

Give accurate details when you register and keep them current. Keep your password to yourself; you are responsible for what is done from your account. Tell us at once if you think someone else has access to it.

Rules for landlords and agencies

  • List only property you own or are authorised to let, and complete identity verification when asked.
  • Keep listings accurate: rent, deposit, extra charges, photos and availability must match the real unit.
  • Connect only a paybill, till or bank account that belongs to you or the owner you act for.
  • Handle tenant information lawfully and use it only to manage the tenancy.
  • Pay the agreed platform fees when they fall due. An unpaid workspace becomes read-only until it is settled.

Rules for tenants and house hunters

  • Give truthful information when you enquire, apply or sign a lease.
  • Pay rent only to the payment details shown on your Bomleys invoice. Do not pay a person who asks for money outside the platform before you have viewed the property.
  • A search pass gives access to pass-only listings for the period shown when you buy it. It is not a booking fee and does not guarantee a tenancy.

What nobody may do

Do not post false or misleading listings, impersonate another person, harass other users, scrape the site, attempt to break its security, or use it for anything unlawful. Any user can report a listing, and a person reviews each report.

Suspension and closing an account

We may restrict or block a workspace or account that breaks these terms or puts other users at risk. Where a workspace is suspended, tenants already living in its units keep access to their lease, invoices and payment records. You can close your account at any time by writing to us.

Content you upload

You keep ownership of the photos, descriptions and documents you upload. You allow Bomleys to store and display them so the service can work, including on the public marketplace where a listing is published.

Your workspace data is yours

Everything a workspace puts into Bomleys belongs to that workspace: properties, units, tenants, leases, invoices, payments, receipts, statements, maintenance records, documents and photos.

When the owner of a workspace asks for it, we extract all of that workspace’s data and hand it over in full, in formats that open in ordinary software. This applies while the workspace is active, while it is read-only, and when it is being closed.

Any platform fees the workspace owes must be paid first. Once the balance is settled, the full extract is handed over.

Our responsibility to you

We work to keep Bomleys available and accurate, but it is provided as it is. We are not responsible for the condition of any property, the conduct of any landlord or tenant, or a dispute between them. Nothing in these terms removes a right you have under Kenyan consumer protection law.

Changes, governing law and contact

We may update these terms and will change the date at the top when we do. Continuing to use Bomleys after a change means you accept it. These terms are governed by the laws of Kenya. Questions go through the contact page.
